Thanks for the thorough inspection and detailed report.
I was concerned enough about what we saw that I contacted a general contractor and a hardwood floor expert for repair estimates.
Both gentlemen agreed with your theory that the majority of the cupping/buckling of the floors was caused by excessive ambient moisture.
The floor guy also warned that that condition is commonly accompanied by a mold issue. I did some research and found this link:

I now believe the holes we observed on the main level were the result of an inspection for mold. 
To make a long story short, I've withdrawn my offer.

Wanted to get back with you and thank you. It was not the problem you were worried about (thank God) but the assessment required to determine that, including my sewer getting rodded and sub-pump being checked. So even though it wasn't the huge prob you were concerned about, it got me some free maintenance taken care of
