Warranty Inspections
Dear New Home Owner:
If you are reading this page, you probably received a letter from our Company reminding you that your New Home 11 or 12 Month Builders Warranty is about to expire.
We sent you a little reminder because now is a great time ( and probably your last chance ) to have your home professionally inspected before your builder signs off on your warranty leaving you with no recourse if problems are detected at a later date. Surprisingly, we have found items over the years you would not expect to find in new construction.
We've uncovered items ranging from gas leaks, improperly wired or defective G.F.C.I. style of safety power outlets, improperly sized furnaces and / or air conditioning systems, inadequate attic insulation or insulation blown into the attic soffit vent chutes, holes not cut in the roof deck for the roof vents to defective sump pumps and even leaks inside of toilet tanks running into the overflows.
Most builders do an excellent job but even the best of builders can have a bad day or even an unproven subcontractor.
What We Do:
Make sure your builder did the job right the first time. This includes inspecting items like H.V.A.C. Systems, Roofing, Electrical, Mechanical, Plumbing, Structural, Insulation, Ventilation, Windows, Floors, Doors, Locks, Attic, Siding, ..........
We look for things that most homeowners don't even think about. These items often become an issue at a later date especially if the home is put up on the market for resale and the buyer comes in with a home inspector of their own. Many times we inspect resale properties which are relatively new and uncover problems that now become the sellers problem because they were not reported to the builder in time to be covered by the builders warranty.
We also provide a complete copy of the home inspection report on the day of the inspection, type a summary report of the problems we uncover and fax it to your builder. If you have your own punch list items, we build your list into our report and fax the complete package to your builder on your behalf. We also print out a hard copy of that report summary which we mail to you along with the fax confirmation receipt clearly documenting exactly to whom, where and when it was faxed and received.
What We Don't Do:
Look for cosmetic issues such as drywall cracks, nail pops. open tape seams ....etc. These are normal with new construction. When these items are present, they will be included on the second page of our report and presented to your builder as items included on your punch list.
Normally, the builder will then schedule an appointment with you to go over the items on your list. Fortunately, we have never had a builder not honor our reports or the findings of our Company's inspectors. Some have even called to say "Thank You" for our fine work so they can pay better attention to these items in the future.

Many people feel that since their home is new, they won't have a Radon problem. Nothing can be further from the truth. Radon is
an odorless and colorless gas which comes up from the ground through cracks in basement floors and is caused by the natural
breakdown of Uranium in the soil. Newer homes are more likely to trap Radon gas and have a problem simply because they are
remarkably air tight due to energy conservation standards. Older homes are draftier which tends to vent this gas to the outdoors.
Radon is the second leading cause of lung cancer and the number one killer in the home according to the Harvard School of
Public Health. If you spend a lot of time in your basement or are planning on finishing it, Radon testing is highly recommended.
